South Australia uses 9 marginal brackets ranging from $1.00 per $100 (up to $12,000) to $5.50 per $100 (above $500,000). The same rates apply to all buyer types. Commercial and industrial property has been exempt from stamp duty since 1 July 2018.

First Home Buyer Rules in South Australia

South Australia provides FHB stamp duty relief only for new homes and vacant land — established homes receive zero concession. From 13 February 2025, the relief provides a full exemption with no value cap for eligible new homes. A $15,000 FHOG is available for new homes with no value cap.

SA stamp duty uses 9 brackets from $1.00 to $5.50 per $100. On a $750,000 residential property, the duty is approximately $35,080. Commercial property is exempt from stamp duty since July 2018.

Do first home buyers pay stamp duty in SA?

Only on established homes. SA provides full stamp duty relief for new homes and vacant land with no value cap. If you're buying an existing property as a first home buyer, you pay the full standard duty with no concession.

Is commercial property exempt from stamp duty in SA?
