The Northern Territory is unique in using a quadratic formula for properties up to $525,000: D = (0.06571441 × V²) + (15 × V) where V is the value in thousands. Above $525,000, flat rates apply: 4.95% (up to $3M), 5.75% ($3M–$5M), and 5.95% (above $5M).

First Home Buyer Rules in Northern Territory

The NT does not offer any FHB stamp duty concession. However, the HomeGrown Territory grant provides $50,000 for eligible first home buyers purchasing or building a new home. There is no value cap on the grant. The HLPE (Home Land Purchase Exemption) provides full duty exemption for new house and land packages for all buyers, not just FHBs.
