Different Rate Structures
Each state sets its own bracket structure. NSW and VIC use progressive brackets, while NT uses a unique quadratic formula. VIC applies a flat 5.5% for properties between $960K and $2M.
FHB Concession Variations
First home buyer relief varies significantly. QLD offers full exemption for new homes with no value cap, while TAS has a hard cliff at $750K. SA only offers relief on new homes, not established properties.
Foreign Surcharge Rates
Foreign buyer surcharges range from 7% (WA, SA) to 9% (NSW). NT has no surcharge at all, and ACT applies an annual land tax surcharge instead of a stamp duty surcharge.
